Buying in Lo Pagán

The mud baths, the Villananitos promenade and the shallowest shore of the Mar Menor. Plenty of two-bedroom apartments and heavy seasonal rental demand.

Lo Pagán is the coastal district of San Pedro del Pinatar, and it has one thing nowhere else has: the mud baths. People come to bathe in them from all over Spain and half of Europe, and that sustains a long season, April to October — far longer than an ordinary beach.

The stock here is apartments: two bedrooms, one bathroom, a terrace and a community with a pool. People buy for the summer and rent the rest of the year, and this is the area where we get asked about rental yield most. The numbers depend so much on the specific block and floor that we don't publish a figure on the website: we work them out with the actual property in front of us.

The Villananitos promenade and the shore facing the encañizadas are the quiet side. Towards the harbour there is more life and more summer noise, and it shows on resale: the quiet side sells worse in July and better in January.

The water here is the shallowest in the Mar Menor — you can walk fifty metres out and still be waist-deep. For anyone coming with small children or elderly parents, that matters more than anything else we can show them.

What we always say: This is the fastest-moving area on the whole shore. Anything sensibly priced doesn't last the week.
